Affordable housing Sales and re-sales of affordable homes
Affordable homes for outright ownership (100% freehold) fall into two categories:
- Those within mixed developments, that also include open market housing, are known as 'discounted market sales'
- Those on ‘single plot’ exception sites (build your own affordable home)
In both cases, the future resale value of the property will be expressed in the section 106 agreement as a simple percentage of open market value to be safeguarded in perpetuity using resale covenants.
Discounted market sale
If you currently own a discounted market sale property and you want to sell, you will need to email affordablehousing@shropshire.gov.uk with the following information:
- Your name and contact details and the address of the property you wish to sell
- Two open market valuations of your home
- Details of your selling agent
- A sales and marketing plan
- A copy of your S106
Shropshire Council will agree your selling price and ensure your buyer meets the criteria to purchase an affordable home as outlined in your S106 Agreement.
Single plot exception sites
If you currently own a build your own affordable home and you want to sell, you will need to email affordablehousing@shropshire.gov.uk with the following information:
- Your name and contact details and the address of the property you wish to sell
- Two open market valuations of your home
- Details of your selling agent
- A sales and marketing plan
- A copy of your S106
Shropshire Council will agree your selling price and ensure your buyer meets the criteria to purchase an affordable home as outlined in your S106 Agreement.
